This 43 story office tower sits on the prominent northeast corner of Times Square. While it was planned as a speculative office tower by the developer, Morgan Stanley purchased the property prior to the start of construction. The 1,000,000 sf of space includes three high ceiling trading floors in the lower levels. 

The tower has a traditional organization of base, shaft, and cap. The façade design has a scale that is appropriate to the size of the building and avoids the unbroken wallpaper diagram of so many towers. The vibrant signage that characterizes Times Square is required by zoning and has been extensively incorporated into the design of the base. The sophisticated electronic graphics that include a continuous ticker-tape band of stock quotes, illuminated corner signage, and vertical blade signs that merge to form a single image as one approaches the building down Broadway.
